Appraisal of an existing residential property in Cuevas de San Marcos (Málaga)

Hello everyone, 

Today, I present to you an appraisal of an existing residential property in Cuevas de San Marcos (Málaga).


This project has been carried out at RBM Architecture Studio by the architect Raúl Benítez Molina.

The purpose of the report is to provide an economic valuation of the property and obtain a valuation for the purpose of a sale between the current owners (two parties), as one wishes to sell and the other wishes to buy.

The residence consists of three floors with the following usable area:

- Ground floor: 97m² of living space and 149m² of warehouses and annexes.

- First floor: 170m² of living space.

- Second floor: 32m² of warehouse.

In total, the constructed area is 267m² for living space and 181m² for storage, with a total constructed area of approximately 448m².

The valuation takes into account various factors such as the location of the land within the municipal planning, the surface area of the plot, and estimates the average value of similar properties in neighboring towns.


Since there is both living space and storage space, with different values, the homogeneous area is calculated.

For residential use, in the category of urban single-family housing with a rating of 7, a coefficient of 0.85 is applied, while for garages and porches (considered similar to storage) on the ground floor, with a rating of 7, a coefficient of 0.45 is applied. In other words, the value of the storage space is 52.9% of the value of the living space. Therefore, the homogeneous area of the residence is as follows:

- 267m² of living space + (181m² x 52.9%) = 267 + 95.75 m².

This results in a total of 362.75m² of living space.

The property has a homogeneous constructed area of living space of 362.75m², and therefore, the valuation of the residence is 93,780.53€.
