Hello everyone,
Today I present to you a certificate of assimilated out-of-ordination (AFO) in Villanueva del Rosario (Málaga). It received a favorable outcome.
The dwelling is located in Non-Urbanizable Common Land according to the Urban Planning Regulations of the municipality.
The building complex consists of three buildings (five warehouses and one dwelling), two water facilities (wells), and three temporary structures.
The first building has one above-ground floor and is comprised of three rooms used as warehouses, except one where domestic live animals are kept.
The second building has a single floor and consists of a warehouse, attached to the northern boundary.
The third building has two above-ground floors, one of which is semi-basement, and is comprised of two warehouses, a workshop warehouse, an office, and the entrance to the dwelling, which has an open porch externally. The living area is situated on the first floor.
This project has been carried out at RBM Architecture Studio by the architect Raúl Benítez Molina.
The report details the compliance of the building complex with current regulations, showing that it is suitable for both storage and residential use, as it meets the minimum standards of safety, habitability, and hygiene required.
The objective is to legalize the different buildings and allow their habitability.
Finally, the property has been regularized.
