Certificate of assimilated out-of-ordination, Cuevas de San Marcos (Málaga)

Hello everyone,

Today I present to you a certificate of assimilated out-of-ordination (AFO) in Cuevas de San Marcos (Málaga).

The building complex is located on a single cadastral plot in Urban Land and NonUrbanizable Land according to the General Urban Planning Plan (PGOU) of Cuevas de San Marcos.

The complex is divided into two subplots, which are accessed via public roads.

Subplot one consists of a fenced dwelling with concrete blocks, featuring two staircases, two bedrooms, a living room, two kitchens, a laundry room, a bathroom, a storage room, a porch, and a patio.

Subplot number two consists of a two-story dwelling and a pool. On the ground floor, there is a garage, a storage room, a staircase, a bathroom, a bedroom, a living-dining room, a kitchen, a laundry room, a storage room, and a utility room. The first floor contains the master bedroom with an interior bathroom and walk-in closet, two bedrooms, a bathroom, a study, and a terrace.

This project has been carried out at RBM Architecture Studio by the architect Raúl Benítez Molina.

The report states that the existing buildings meet the legal conditions for their declaration as an assimilated out-of-ordination situation. This is regulated and contemplated by the current urban planning regulations, demonstrating that the existing building complex is suitable for residential use, as it meets the minimum standards of safety, habitability, and hygiene required.

The goal is to allow the habitability of the building complex. Finally, the property has been regularized. The objective is to enable the habitability of the building complex and the division of the current plot into two plots, each with its own dwelling. Currently, it is in the process.

Best regards.

Raúl Benítez.
