Today I'm presenting a commercial premises suitability certificate for a travel agency in Rute (Córdoba).
The commercial space is a travel agency with a constructed area of less than 750 m2.
The space, located at C/ Granada No. 1, ground floor, left, Rute (Córdoba), is separated from the rest of the building and has a separate entrance with a large window providing light to the roadway.
Inside, we find:
- Office with a usable area of 22.68 m2
- Warehouse with a usable area of 7.68 m2
- Restroom with a usable area of 2.06 m2
In total, the travel agency has a usable constructed area of 32.32 m2
This project was carried out at RBM Estudio de Arquitectura by architect Raúl Benítez Molina.
The certificate of suitability for commercial premises is a document issued by a specialized technician indicating that a specific space meets the requirements and regulations necessary to carry out specific commercial activities in that location. Its main purpose is to ensure that the premises comply with zoning, safety, public health, and any other legal requirements applicable to the type of business intended to be established in that space, thus enabling it to receive an opening license from municipal authorities.
The certificate describes the various situations that must be justified to ensure compliance with the laws and the use of the premises.
It details the measurements of the entrances and exits, verifying their accessibility and evacuation, ventilation, and lighting, determining the required lux of the interior lighting and the amount of air exchange. In the case of floors, walls, and ceilings, it describes the finish and compliance with the floor's slip resistance. It also specifies the current condition of the structure and its finish, the sanitary and hygienic services, and general electrical installations and their individual connections. It also addresses the emergency exit section, lighting and signage, as well as fire alarms, detection, and safety, including the maximum occupancy of the premises, which is 14 people.
The author of the document certifies that the travel agency premises, with a constructed area of less than 750 m², have perfectly feasible characteristics and adaptations, as indicated in the report submitted to the local authorities. The premises comply with the current regulations reflected in:
- Technical Building Code DB-SI (Basic Document on Fire Safety) and DB-SUA (Basic Document on Safety in Use and Accessibility),
- Decree 326/2003, approving the Regulations for Protection against Noise Pollution in Andalusia,
- Electrical installation conditions within the framework of the current Low Voltage Electrical Regulations,
- Accessibility according to 293/2009,
- Law 7/2007 on Comprehensive Environmental Quality Management,
Finally, the certificate is sent to the Municipal Council, which grants the municipal opening license at our client's request.
