Today, I present to you an assessment of an existing property in Iznájar, Córdoba.

This project was carried out at RBM Architecture Studio by architect Raúl Benítez Molina.

The purpose of the report is to provide an economic valuation of the property and obtain a real assessment, as it was significantly higher for sale purposes. The house has a built area of 142m².

The appraisal takes into account various factors such as the location of the land within the municipality's zoning, the surface area of the plot, its use, and estimates the average value of similar houses in nearby towns. This average value is 37,433.33€.

The coefficient applied to the cadastral value to estimate the real value of certain urban properties in the municipality of Iznájar is 2.69, according to bulletin number 148 of 03/08/2016 from BOJA. This brings the real value to 71,938.10€, which is excessive considering the current condition of the house.

The market value of the property is determined to be 32,481.21€. Therefore, the client's tax payment decreases from approximately 4,755€ to 2,598€.

In conclusion, this price is approved, resulting in a total savings of 3,156.55€ for the owner.
