Descriptive and graphic certificate of a group of existing buildings in Cuesta La Palma, Loja (Granada)

Hello everyone,

Today, I present to you a descriptive and graphic certificate of a group of existing buildings in Cuesta La Palma, Loja (Granada).


The dwelling is located in an Urban Area according to the General Urban Development Plan (PGOU) of Loja.

The building complex consists of several structures, as listed below:

- Building 1: Bar-restaurant, kitchen, and warehouses on the ground floor, and on the first floor, rooms and bathrooms. It is located in the center of the plot.

- Building 2: Commercial space on the ground floor adjacent to Building 1. It is located in the northeast of the plot.

- Building 3: Its use is for storage and is located in the southeast.

- Building 4: It consists of warehouses and a porch with a barbecue, located in the center of the plot.

- Building 5: Warehouses in the center of the plot.

- Outdoor swimming pool in the southeast.

- Pergolas for parking, one located to the north and another to the southwest of the plot.


This project was carried out at RBM Architecture Studio by architect Raúl Benítez Molina.

The purpose of the certificate is to describe and draft the planimetry of a premises within a larger complex, existing in urban land, and verify its habitability and occupancy. It presents compliance with the General Urban Development Plan of Loja regarding consolidated urban land with industrial ordinance (T2), including total surface area, building typology, building capacity, height, etc.


Therefore, the building would meet the legal conditions for its declaration as a situation assimilated to being out of order and is regulated and contemplated by current urban planning regulations.

The existing building complex is suitable for commercial, hotel, and sports use as it complies with the minimum safety, habitability, and health standards required. Its legalization was a success.
