Modern social house, Villanueva de Algaidas

Good afternoon to everybody.

Today, I present a single-family self-built social housing in modern style in Villanueva de Algaidas.

This project was the second home designed and directed by hand of RBM Office of Architecture and its promoters, a young couple, wanted a modern, bright and expandable housing, as the useful area of ​​social housing is limited.

The plot is dedicated to the protected housing and in which a house with 90 m² useful interiors, a garage and a storage room was designed. In addition, a double height was proposed in the dining room and at the entrance, along with two terraces.

The same promoters executed the construction and the construction was constructed with the load-bearing walls with ceramic blocks isolated type Termoarcilla and ribbed slab with reinforced concrete beams.

The house has the rooftop of tile to three waters over the upper floor while the rest of the roof is on the ground floor are two terraces. The roofs are designed to accommodate extensions on the terraces.

The house is distributed in two floors, the ground floor is the daytime area (living room, kitchen and toilet), along with the complements of garage and storage room, connected to the patio and terrace.

The living room has a double height that connects with the entrance and the staircase on the ground floor, while on the upper floor connects with the corridor that organizes the plant, there is a picture window that offers double height lighting.

On the upper floor, it is distributed the rest area and more intimate (bedrooms and bathroom). There are 3 large bedrooms and a bathroom with skylight under roof, taking advantage of the air chamber under roof. In addition, there is a covered laundry next to one of the terraces.

The planned housing expansions are four:

1st. Occupancy of double height with a ribbed slab.

2nd. Occupancy of the northern terrace that modifies the bedroom that gives the access like dressing room.

3rd. Occupancy of the terrace in the direct access from the corridor.

4th. Adaptation of the garage to bedroom and bathroom, while the storage room is transformed into informal kitchen.

The ouside spaces were fundamental for the promoters, since they wanted to give it enough use and articulate the whole house.

In this case and taking advantage of social housing regulations, place the porchs 1 meter deep as protection from the sun and rain, along with the appearance of intermediate spaces that enhance the privacy of the interior of the house.

The patio faces east while the terraces are oriented to the south and east, enjoying the best orientations.

Inside, the living room faces the patio with a picture window that allows great lighting and direct connection with both. Likewise, there is another picture window in the upper floor illuminating the double height: entrance, living room and staircase.

The server spaces (kitchen, garage and storage room) are connected to each other, giving privacy to the spaces served (living room and bedrooms), allowing several movements inside the house.

The garage is spacious and connects to the public road with the patio and storage room, increasing the routes and connectivity of uses.

Upstairs, the bedrooms and the bathroom have crossed ventilation that favors the climatic conditions of the summer. In addition, double height refreshs the ground floor by raising the heat to higher dimensions.

The bedrooms are spacious and one of them has the built-in wardrobe well optimized for storage without the feeling of spaciousness, in addition to hiding the passage of facilities. In addition, the extension of the house has been designed occupying the terraces.

In conclusion, the design of this house seeks to create attractive and spacious spaces without forgetting that, although there is a limited built area, with the combination of interior and exterior spaces, a stylish, modern, functional and expandable housing is designed for the enjoyment of its owners.
