This is the current appearance and use of the commercial premises.

The proposed establishment is located in an urban area in the heart of the municipality, where freestanding single-family homes with shared walls predominate. Some of these homes have a commercial space on the ground floor.

This project was initiated in 2017 with the purpose of adapting an existing building into a raw commercial space.

The project was designed at RBM Architecture Studio by architect Raúl Benítez Molina, and supervised by both him and the technical architect Ana Mª Núñez Delgado. The client needed to transform an existing, non-functional space into a completely open-plan commercial area. Structural reinforcement was carried out, including the installation of an entirely new structure (foundation, pillars, and beams) within the interior.

The existing building is located on an irregular plot of land, with its facade facing east. The ground floor has a total built area of 125.36m². The interior of the commercial space has a usable area of 75.49m², taking into account the bathroom and the commercial area itself.

A structure of metal beams and columns was chosen to reinforce the existing structure. The projected columns are mainly UPN profiles and in the case of the beams, IPN profiles. These columns are built on a 20 cm thick reinforced concrete foundation slab.

Regards.

Raúl Benitez.
