Today, I present to you a suitability certificate for a premises for haberdashery in Cuevas de San Marcos (Málaga).
The commercial space is a stationery store with a constructed area of less than 750m².
It is located on the ground floor of a three-story building (B+2), situated on the righthand side, forming an enclosed space separated from the rest of the building's rooms by a partition. It has independent access and a window for natural light facing the street, without any modifications or alterations to both the facade and the interior.
The total area of the commercial space is 33.96m², and its interior is distributed as follows:
- Entrance: 3.05m²
- Display area: 18.70m²
- Storage room: 10.68m²
- Private restroom: 1.53m

It details the measurements of entrances and exits, ensuring their accessibility and evacuation routes, ventilation, and lighting, specifying the required lux levels for interior lighting and air exchange rates. Regarding the floors, walls, and ceilings, it describes their finish and slip resistance compliance. It also specifies the current condition and finish of the structure, sanitary facilities, sanitation, and electrical installations in general, including individual connections. Additionally, it addresses emergency exits, lighting, signage, as well as fire alarm, detection, and safety systems, including the maximum occupancy of the premises, which is 13 persons.
The author of the document certifies that the stationery store with a constructed area of less than 750m² meets the characteristics and adjustments perfectly feasible as indicated in the submitted memorandum to the local authorities. The current regulations, including:
- Building Technical Code DB-SI (Basic Document for Fire Safety) and DB-SUA (Basic Document for Accessibility and Use),
- The Decree 326/2003 on Protection against Noise Pollution in Andalusia,
- Electrical installation conditions under the Low Voltage Electrical Regulations,
- Accessibility according to 293/2009, - The Law 7/2007 on Comprehensive Environmental Quality Management,
- And other current applicable regulations and legal provisions, are all fulfilled in this premises.
Finally, the certificate is submitted to the Municipality, and upon request from our client, the municipal opening license is granted.
