Today I am presenting a descriptive and graphic certificate incorporating a boundary correction through a graphic validation report for this existing single-family home in Colmenar (Málaga).
The house located at 54 Triana Street (52 according to the facade) is located on Urban Land according to the Subsidiary Regulations of the municipality.
The building has two floors above ground level and consists of:
Ground floor (48.93 m2): living-dining room, kitchen, pantry, porch, toilet, laundry room, interior and exterior staircase. Warehouse with separate building.
First floor (34.58 m2): staircase, hallway, bedroom with closet, bedroom, and bathroom.
The total built-up area is 83.51 m2 (76.80 m2 of living space and 6.71 m2 of storage space).
This project was carried out at RBM Estudio de Arquitectura by architect Raúl Benítez Molina.
The report provides a detailed description of how the home complies with current regulations and its habitability. It also details the home's installations and finishes, along with an extensive photographic report and floor plans detailing the home's various rooms.
The purpose of the certificate is to describe and draw up the planimetry of an existing single-family home on urban land for boundary correction in preparation for a new-build extension to the residence.
The report was successfully completed, and the proposed objectives were achieved.
